Preferred Broker Referral Policy
Prospect must be registered with The Cliffs Communities via Broker Referral Form prior to visiting The Cliffs Communities OR accompanied by the Broker upon their initial visit to The Cliffs Communities (registration processing-time takes up to 48-hours). Prospects and existing Cliffs Property Owners previously registered with The Cliffs Communities are not eligible for a Broker Referral. Eligible Prospects not previously registered with The Cliffs Communities will then be registered in The Cliffs Communities database as a Broker Referral from the Preferred Broker.
Preferred Broker Referral Payment Schedule
Preferred Brokers and Agencies may earn a fee as outlined below on initial purchases by Prospects they have previously registered with The Cliffs: in the following method: Cliffs Company and Re-Sale Homesite: 3% of land value as determined by net sales price, less any incentives, including without limitation buyer interest reductions, interest incentives, membership fees and any other Prospect incentives offered by The Cliffs at closing of the sales transaction. In the event the commission due to Cliffs is less than 6% of the net sales price, Preferred Broker or Agency will receive 50% of commission amount collected by The Cliffs. Cliffs Company and Re-Sale Home/Shelter Packages: 3% of home/shelter value as determined by net sales price. In the event the commission due to Cliffs is less than 6% of the net sales price, less any incentives, including without limitation, buyer interest. Registrations are only valid for 12-months, unless renewed by Broker & re-signed by prospect. Renewal forms available upon request.
